Brickell Community Overview
Brickell is Miami and South Florida’s main financial district, where countless residential and commercial skyscrapers make up the community. It has a total area of 1.19 square miles and a population of 40,000, making it Miami’s densest neighborhood.
Location & Vibe
Brickell sits along Biscayne Bay, bordered by the Miami River to the north and Coconut Grove to the south. It’s a mix of corporate polish and vibrant nightlife, with a cosmopolitan feel driven by young professionals, international residents and families.
Real Estate
The area is packed with sleek skyscrapers housing luxury condos, high-end apartments, and hotels. Median condo prices hover around $700,000, with rentals averaging $3,400/month for a one-bedroom. Iconic buildings include Four Seasons Miami, Echo Brickell and Brickell Flatiron.
Dining & Nightlife
Brickell’s culinary scene is diverse, offering everything from upscale spots like the Brickell classic, LPM (French) to the newly opened Amazonico (inspired by the rich tapestry or the Amazon region) and Delilah (modern-day supper club with roarring 20’s vibes) to casual eateries like Motek (Easter Mediterranean) and DC Pie (Italian, Brooklyn influenced pizza).
Bars and lounges, such as River Oyster, Osaka and Cantina La Veinte, draw crowds for after-work drinks and late-night vibes.
Culture & Amenities
Brickell City Centre, a massive mixed-use complex, is the neighborhood’s retail and social hub, with shops, restaurants, and a cinema. Green spaces like Brickell Key Park offer waterfront views, though the heart of Brickell leans more urban than lush, like Brickell South.
Transportation
Highly walkable with a Walk Score of around 98, Brickell has easy access to the free Metromover, the Metrorail, I-95 and the recently expanded Underline below Miami’s Metrorail.
The Underline has transformed this once underutilized space into a 10-mile linear park, urban trail and public art destination.
Demographics
The neighborhood attracts a crowd of finance execs, tech entrepreneurs, and international expats. It’s one of Miami’s most diverse neighborhoods and reflects Miami’s rich Latin American Heritage.
